Purchasing An Existing Home Verses A New Home

When buying a home you have two options, a new home and an existing house. Both have their own pros and cons. Here are some points about each of these alternatives you should consider before putting in a purchase offer.

New Constructed Homes

One of the most attractive features of New constructed homes is that they generally have much more stringent quality control criteria, construction codes, and energy efficiency ratings than those found in many older homes. Most builders and developers will provide a home warranty of at least one year and good financing rates and incentives to purchase. These homes are usually easy to buy but may be hard to resell until the subdivision is established and no more new homes are being built by the builder.

Mortgage Foreclosures Are Unpresented

In this economic distressful period in our history, many people are losing their homes to foreclosure. There several primary reasons for this situation occuring.

1.  Many people were allowed to purchase a home with no down payment and no monthly payments until the adjustable rate mortgage esculated. Then they could not afford the payments resulting in foreclosure.

2.  Another reason was because people lost their jobs and could not afford to make their mortgage payments.

3.  As always, in a depressed housing market, the existing balance on homeowners mortgage was greater than the current depressed market value. Consequently they did not want to continue mortgage payment on a home that had decreased in value. Some people just walk away in these situations.

Those homeowners that continue to make their mortgage payments regardless of their situation, are understandably extremely upset that our Democratically controlled federal government continues to bail out, with our tax money, those banks, auto manufactures and other losing companies. What is the purpose of continuing to prop up losers?

I detest the federal government in their methods of operation, especially when the sole purpose of congressional Democrats and Republican primary goals is to always strive to get re-elected.
